Should you rent or buy your next home?

The common opinion is that making a rent payment instead of a mortgage or purchasing is like “throwing the money in the wastebasket.” At some point in time before the recession, homes were incorrectly considered an investment that would “always” go up rather than one that “may” go up.

When you consider all the pros and cons, buying may not be the best choice in all situations.

The rent vs. buy decision is more than comparing lease and mortgage payments. The reality is there are pluses and minuses to each option.

How to Remove Carpet Stains From Holiday Parties

It is the season for holiday parties. Inevitably you will end up with a stain on the carpet in your apartment in Roanoke, VA.  Here are a few hints on how to remove some of the most common carpet stains.

Cigarette burns:

  • To mask the damage, snip off the darkened fiber ends.
  • Blot the area with a solution of 1 tsp detergent and 1 tsp vinegar in a quart of warm water.
Lipstick:
  • Gently blot with dry-cleaning solution
  • Rinse with a solution of  1 T ammonia in a cup of water.
Animal Stains & Fruit Juices:
  • If the stain is stil wet, try repeatedly sponging with lukewarm water.
  • Blot dry and treat with a solution of 1 tsp detergent and 1 tsp vinegar in a quart of warm water. After waiting 15 minutes blot again and sponge with clean water.
Paint:
  • Oil-based paints can usually be removed with turpentine
  • Water-based paints clean up with water.
Ink:
  • Blot ball-point ink with denatured alcohol as soon as possible
  • Permanent ink can’t be remved but you can minimize the damage by blotting with water.
Red Wine:
  • Blot the spill with paper towels or a clean cloth.
  • Combine 1t carpet shampoo (or dish soap) and 1C hydrogen peroxide. Soak a clean sponge in the mixture, squeeze it halfway dry, then gently blot the stain. Continue until the stain lifts.
  • Sponge the stained area with warm water.
  • Blot dry with a clean cloth or paper towels.

Get to Roanoke Airport Early

If you are leaving your apartment in Roanoke, VA this holiday season to fly out to visit loved ones,  be sure that you arrive to the airport early.
 
You could run into some trouble if you plan on flying out of Roanoke Regional Airport for the holidays.

Several flights over the next week have been overbooked, which means if you don't get to the airport early, you could find yourself left off your flight.

A sure sign the Thanksgiving travel season is upon us is when Roanoke Regional Airport starts filling up with college kids anxious to get on a plane home.

"Get to the airport at least two hours in advance. If you get here 30 minutes or less before your flight, you are not going to make your flight," said Amanda DeHaven with Roanoke Regional.

The airport also recommends you pay for your baggage charges and print your boarding pass from home.

One of the biggest things you can do is travel light and make sure that what you bring can be brought on board.

As for carryon luggage, remember you can just bring two bags with you: A purse or a laptop plus just one bag that needs to fit in the overhead compartment. Everything else must be checked, which will cost you time and money.

Do Not be Fooled by the Tax Deduction for Homeownership

One of the most popular home ownership myths in Roanoke, VA is that owning a house is a huge tax break as compared to renting.  I don’t know how many times people have personally told me that they want to buy a home because they NEED a tax deduction!  I just shake my head in disbelief because I have done the math.  

If your mortgage interest and other qualifying expenses such as charity contributions aren’t more than the standard deduction, ($11,600 for joint filers in 2011), there is no tax advantage to owning a home as opposed to renting an apartment in Roanoke, VA.  Assume that you buy a $200,000 house with a 5% downpayment at a 6% interest rate.  Your mortgage interest for the year would be $11,336.  The Standard Deduction for joint filers is $11,600.  

In this example, there is NO TAX BENEFIT.  Even when there is a tax benefit, you most likely paid much more money to maintain the house than you are saving in taxes.  If your mortgage interest is more than the standard deduction and you choose to itemize, there is little to no advantage.  

For example, assume that your mortgage interest in 2011 is $15,000.  You would get to deduct an additional $3400 if you itemize BUT you spent $15,000 in mortgage interest to save $850 on your taxes (assuming 25% tax bracket).    

Don’t forget that you would also have all of the other expenses of home ownership that you would not have incurred when renting an apartment in Roanoke, VA in an HHHunt community.

All Aboard in Roanoke

Everyone is excited in the city as the date of the Amtrak excursion train from Roanoke, Va, to Bluefield draws nearer. Food vendors are stocked and ready to serve as many as 750-800 passengers while musicians are in tune and attractions — some new and some established — are prepared to greet visitors.

Kennedy recalled taking the train to Hampton, Va., to visit her brothers. Her aunt packed a lunch for her to eat on the way, and put a surprise in it” Kennedy said. “Back in those days, I dressed up in a black & plaid dress and high heels. Boy, how times have changed!”

Ball remembered taking day-long train trips to Delbarton in the late 1950s or early 1960s.

“I was only 7 or 8 years old back then,” Ball said. “Our whole family went on the train, it seems like it took 7 or 8 hours to get there. We rode in the coach car”

Ball said her grandfather was a locomotive engineer and used to operate the old Norfolk & Western Seven Spot, now in Lotito Park. Her father also worked on the railroad, and as a “perk,” he and his family could travel on the train for free.

Ball and Kennedy will be selling long-sleeve t-shirts at the event. “We plan to donate a portion of the profits to the Mercer County Humane Society,” Ball said.

The Mercer County Convention & Visitors Bureau has been planning for the event since learning that the excursion was returning to Bluefield again.

“Our maps with all of the restaurants and venues that will be open will be printed soon,” Marie Blackwell, executive director of the Mercer County CVB said.

“The city of Bluefield stands ready to welcome visitors.” The Amtrak excursion train is sponsored by the Roanoke Chapter of the National Railway Historical Society.

Entertainers Dan Turner, Melissa McKinney and Doc Greenberg will be performing music at various downtown locations while DJ Kevin Pennington will welcome visitors to the city.

New businesses, new attractions and well-established firms will be open. The weather is supposed to be sunny and clear.

“We hope that a lot of people from the area will also come to town and enjoy everything that will be going on,” she said.

For Many People in Roanoke Renting is Better than Buying

Many people can tell you a list of reasons why you should buy a home. But that really depends on who and where you are in your life as well as your career. Despite the prevailing idea that everybody  should settle down and buy their own home, research shows there are actually times and circumstances when renting an apartment in Roanoke, VA might be a better idea.

Will you put in the time?

In any investment, there's no such thing as a sure thing. What usually makes real estate a better risk than most is time. The longer you commit to a property, the better your chances of seeing its value appreciate.

If it is likely in any way that you will move, change jobs or stay in the house for a short period of time, buying may not be a good idea. Letting go of a property before it has appreciated enough to cover the costs and commissions is not pleasant and if you bought with less than a 10% down payment, it could be brutal. Commission and closing costs will likely wipe out appreciation gains, if there were any. If the purchase was made with an even smaller down payment, chances are you'll come out at a substantial loss.

Will you like the neighborhood?

If you are new to a state, city or town such as Roanoke, research suggests you take ample time to acclimatize before investing money in a house and its neighborhood. If you are relocating to a place you hardly know, spend a year in an apartment in Roanoke until you're certain where and how you want to live.

Will you be happy giving up the freedom?

Initially at least, renting is less financial pressure than buying. Paying a first and last deposit doesn't compare to the big chunk of change required for a down payment on a house. And even if you have enough savings, you could invest it otherwise and hope for significant capital gains. With current market volatility that may not seem prudent, but just imagine if you'd invested a typical down payment amount in the stock market ten years ago.

Renting gives you the freedom of time as well, with no yard or home maintenance projects. Renting is also lower risk because natural and other disasters the problems of the landlords.

Even though rents tend to increase by 3 percent a year, unexpected maintenance costs or sudden property tax hikes don't concern you either.
